Welcome, and thanks for visiting here.

You may have been to previous versions of this site I’ve published over the years. This is the 4th iteration since 2007 with the best layout and content yet. The last major update was in April 2023 so you are looking at the current version of this material.

People ask me why I keep changing and refining this site. The reason is simple. I’ve listened to your feedback and want to provide the best user experience possible for my audience.

You can view listings or get home values anywhere. In fact, the major national portal sites do a great job of displaying properties, offering home values, showing local local market trends and even offering some tips. But they can’t compete with me on local knowledge. And that’s why buyers and sellers keep returning to this site.

I’m referring to the hyper local neighborhood info, how to buy or sell a home in LA or Palm Springs, and all the other “institutional knowledge” that experienced real estate agents know.

This site not only displays the most current listings, it also shares real life experiences with you on what’s going on behind the scenes and how to get the best result whether you are buying or selling. You can’t Google what I know about real estate and I’m sharing it here with you.

Using the Socalistings Website

If you just want to view listings, use the pull down MLS Search menu choices. The listings will display in a new window showing the most recent listings first. If you want to see the results sorted by price or property type (SFR, Townhome, Condo,) or other criteria, choose the “Modify Search” tab which will take you to a page that allows more customization. If you don’t see a city you are looking for or want more granularity use the Custom Search option which is the last one on the list.

If you are using the mobile optimized site on your phone the search results will show the listings “inline” but you can choose to move to a map view. On desktops and laptops with a full browser, you will see the “portal” view of map and list.

If you know the general area you want to live in but aren’t quite sure about which city, explore the Areas tab to learn more about the Beach Cities, Palos Verdes, the South Bay and Silicon Beach.

Use the cities tab to explore more about the featured cities as well as view some listings.

Where possible, the MLS search results show in a separate window so you can have the city page open at the same time you look at the full set of listings. Hopefully this enhances the user experience.

If you are someone who likes data, the Market Report pages for each city provide lots of information and numbers to crunch.

For an index of every “Quick Search” on this site, check the Links tab. This is a very fast way to easily find exactly the listings you want.
