On this site, we’re going to consider the South Bay to be:

  • Gardena

  • Torrance

  • Lawndale

  • El Segundo

Technically the Beach Cities and Palos Verdes are also considered the South Bay as are a few other towns not included here.

 Hawthorne

Hawthorne is located just east of El Segundo and north of Redondo Beach. It is the home of Tesla, SpaceX, Urth Cafe and for the music fans in the audience, the Beach Boys grew up here.

While the city has long been home to affordable Single Family Residences, two newer gated communities in West Hawthorne have recently received a lot of interest and buyer demand.

ThreeSixty at South Bay is a modern, gated community located in West Hawthorne, located in the heart of the aerospace industry. ThreeSixty features modern new homes, resort amenities and a fantastic location to enrich your lifestyle. Contemporary floorplans to impress a range of expectations, private recreation for kicking back and working out, plus easy access to favorite South Bay destinations have made ThreeSixty highly desirable.

Fusion South Bay is a small gated community adjacent to Manhattan Beach just east of Aviation. The homes were built from 2005-2007 and is technically located in the neighborhood of Hawthorne known as Hollyglen. It is a unique area due to it's location just east of Manhattan and El Segundo and offers it's own award winning school system knows as Wiseburn. The community features 2 and 3 bedroom townhome style condominiums and the community features some nice open space areas as well as pool and spa.

Both of these are fantastic alternatives for buyers looking in the nearby cities of Redondo Beach, El Segundo and Manhattan Beach. Due simply to the zip code, Hawthorne offers much newer, nicer and larger home options for a much lower price.

 Torrance

Torrance is one of the largest cities the South Bay region of Los Angeles County, California and is located about 20 miles southwest of Downtown LA. There are around 150,000 residents. The boundaries are: Redondo Beach Boulevard and the cities of Lawndale and Gardena to the north; Western Avenue and the Harbor Gateway neighborhood of Los Angeles to the east; the Palos Verdes Hills with the cities of Lomita, Rolling Hills Estates and Palos Verdes Estates on the south; and the Pacific Ocean and city of Redondo Beach to the west.

Torrance has 1.5 miles of beaches on the Pacific Ocean. Torrance has a moderate year-round climate with warm temperatures, sea breezes, low humidity and an average rainfall of 12.55 inches per yearWith great schools, easy Freeway access, jobs, shopping, restaurants and 30 city parks homes in Torrance CA are highly desirable.Torrance is also known for its low crime rates with the city consistently ranking among the safest in Los Angeles County. Torrance is the birthplace of the American Youth Soccer Organization (AYSO).Torrance Beach, which many people think of as South Redondo lies between Redondo Beach and Malaga Cove on Santa Monica Bay.Fun Fact - the southernmost stretch of Torrance Beach, on a cove at the northern end of the Palos Verdes peninsula, is known to locals as "Rat Beach".

 Lawndale

Lawndale is centrally located and as such has convenient freeway access, access to nearby shopping, and is a short distance from the beach and jobs that make the South Bay such a desirable area.

The most expensive area is the small neighborhood known as El Camino Village which is interesting in that homes in El Camino Village can be in Lawndale or Gardena.

Most of the original homes in Lawndale are SFRs built in the 1940s and 1950s. These properties are generally around 1100 square feet but many have been expanded and updated over the years.

Lawndale is one of the smaller cities in the South Bay and sits in between Hawthorne, Torrance, Gardena and North Redondo Beach and is in general a more affordable area.

If you are thinking of buying here be on the lookout for listings just east of Inglewood Ave across the street from Redondo Beach and just north of the Galleria Mall which is slated to get a massive upgrade over the next few years.

Gardena

Gardena enjoys an ideal centralized location with access to all major freeways and the Los Angeles International Airport. Its state-of the art residential housing and gated communities, along with lush landscaping, make it an ideal city in which to live. A 9.4-acre wetland preserve, named the Gardena Willows Wetland Preserve is located at the south-east corner of Gardena. This is a naturally-occurring marshland where water seeps above-ground all year round hosting several species of trees and other vegetation. It is located near the present day intersection of Vermont Avenue and Artesia Boulevard. The Gardena Heritage Festival & Street Fair is held annually on the Civic Center Lawn & 162nd Street in front of the Nakaoka Community Center. A wide variety of booths are available to sample foods from our local restaurants, live entertainment and fun. Gardena is bordered by Athens on the north, the Los Angeles neighborhood of Harbor Gateway on the east and south, Torrance on the southwest, Alondra Park on the west, and Hawthorne on the northwest. There are Single Family Houses, Townhomes and Condos available for sale in Gardena. Some of the most popular neighborhoods are El Camino/Bodger Park, McCarthy and Hollypark.
