Manhattan Beach, along with Redondo Beach and Hermosa Beach, is one of the 3 South Bay Beach Cities.

Manhattan Beach is one of the most desirable places to live in coastal Los Angeles County with celebrities, professional athletes, doctors, lawyers, business owners, hedge fund managers and other highly successful people living here. Median household income is high as would be expected in an affluent neighborhood. But you’ll also find surfers, volleyball players and other weekend athletes. In other words a balanced cross section of Southern CA coastal dwellers.

Homes are quite expensive even by Southern CA standards and Manhattan Beach is one of the most expensive zip code in the United States per recent data. Median home prices are in the mid $2,000,000s and household income is high as would be expected. At the high end, it is not unusual for homes to sell for multiple millions of dollars with Strand homes being in the tens of millions.

Manhattan Beach is renowned for its exquisite shorelines, high-end retail establishments, and diverse outdoor pursuits, The city exudes an unmistakable charm that captivates visitors and residents alike. Buyers are drawn to this area owing to its low crime rates and a tightly-knit communal fabric that fosters a strong sense of belonging. Moreover, the city is offers conveniences such as expansive parks offering peaceful retreats, well-appointed biking trails for outdoor enthusiasts, and a dynamic downtown district, punctuated by chic shops and renowned culinary venues that cater to a variety of tastes and preferences.

With a great downtown area, amazing schools, fantastic weather and all the amenities for living the luxury CA lifestyle it’s easy to understand why so many want to call Manhattan Beach home.

BUYING A HOME IN MANHATTAN BEACH

One of the first decisions Manhattan Beach home buyers should make is where in Manhattan Beach do you want to be. While some of this choice may be driven by price, lifestyle and other needs also come into play.

For example, if you want a large yard chances are that you will not be buying in the Sand Section. If you want privacy, The Strand is most likely not going to work for you. For more security some people are more comfortable in the gated confines of Manhattan Village,

Manhattan Beach Real Estate is usually thought as either east or west of Sepulveda Blvd (PCH). The Multiple Listing Service further identifies 6 micro markets which you can think of as different neighborhoods that each have their own unique identity. Pricing can vary greatly within each submarket so it is very important to understand the differences. Here’s a quick over view.

MANHATTAN BEACH MICRO MARKETS

West of Sepulveda (PCH)

The Manhattan Beach Sand Section is most notable for the oceanfront homes stretching along the Strand.  This is some of the most expensive real estate per square foot in the United States. Also popular are the walk-street neighborhoods adjacent to the ocean. For the curious, a walk street is a street that is made for only pedestrian traffic and has no cars.

Manhattan Beach Tree Section is located north of Manhattan Beach Blvd and South of Rosecrans. New residents often ask if the name comes from the abundant trees found in the neighborhood or the street names such as Walnut, Oak, Pine, etc,

Manhattan Beach Hill Section typically has larger lots than the Sand Section. Basically think Beverly Hills at the beach. With panoramic ocean and city views. Most homes in the Hill Section are within walking distance of either downtown or the Pier.

East of Sepulveda (PCH)

Manhattan Village is a guard gated community located just east of the shopping mall of the same name and bound by Marine Ave to the south and a golf course to the north. There are 400 town and court homes. Amenities include a main pool and spa area, four additional spas within the community, and a quiet friendly atmosphere.

The Liberty Village/Manhattan Heights area is the westernmost portion of this section. It is bordered by Sepulveda Boulevard on the west, Marine Avenue on the north, Herrin Avenue on the east and Manhattan Beach Boulevard on the south. This area has gentle hills, providing city views for some homes. 

Liberty Village is the easternmost portion of this section. It is bordered by Aviation Boulevard on the east, Manhattan Beach Boulevard on the south, Redondo Avenue on the west and Marine Avenue on the north. . Most of the original Liberty Village lots are about 5,000 - 5,400 square feet.

Mira Costa obviously named after the High School which is within the area. Most of the lots here are 50 feet wide by 150 feet deep. However, there are a few enclaves of exclusive homes on very large lots and a few standard lots that have been subdivided. This section is hilly, providing city views for some of the homes.
